Halfway Through 2026 and Doing Better Than 2025

Could it be a Win-Win?

If you’re seeing the numbers below through the eyes of a seller, you’d say that we’re clearly doing better than one year ago. If through the eyes of a buyer, you’d have to honestly say that buying conditions are not all that bad and could be a lot worse. Is this a win-win? It just might be.

The numbers for the first half of 2026:

So, if all the above stats point to a benefit for seller’s how can that be a benefit to buyers? It’s a fair question. My answer to that is that we’ve avoided the extreme’s.

The number of homes for sale (supply) is less than 2025, but not by much. Compared to a few years ago, buyers have a good assortment of homes for sale to choose from.

Listings under contract (current activity) though favoring sellers have grown only modestly. Closings are up, but by less than 10%.

Pricing has moved slightly upwards, though when compared to inflation, it’s not too bad, and perhaps a win for buyers.

All in all, considering everything that’s happening in the world today, we’re not doing too badly. I’ll take that for a win-win!
