We want to highlight our latest project, and introduce our new company, Bodeen Designs, and what it can do for our clients.
To put it simply, we now have some additional options for our clients in addition to the traditional listing.
We buy your house outright. No listing headache, you pick the closing date.
We pay for and mange your home renovation and split the resulting net profit with you once it sells.
You pay for, but we manage the home renovation. You pay us an additional fee at closing but keep all the profit.
With our first project (photos below), we partnered with the owner to get them highest sales price in our power. We fronted the cost of the renovations (will be paid back at the close of escrow) and managed the project, picking the finishes and wrangling the various contractors and vendors. The owner still received the full profit that would have come to them had we sold the house at the pre-renovated value, plus the net profit at the end of the sale.
The total Profit in the 2nd formula is what the owner will make off the property after their now renovated home sells.
Option 2 Formula:
In this owner’s case, we estimate that she will end up with $70,000 more than she otherwise would have had we sold her house as is on the open market.
Going forward, we will also be providing clients with the option of just buying their property outright from them, letting them choose the closing date and not having to deal with the head ache of the listing process.
That being said, we are NOT leaving the bread and butter of our business, which is in our capacity as Realtors, helping people buy and sell their own homes. Except in the case of homes that are extremely dilapidated or in disrepair, you will almost always make more money on the open market, than by selling to an investor in a private transaction.
What we now want to bring to our clients is a full range of options. If your goal is to get out fast and easy with no repairs and a quick sale, we can help. If it’s to make the greatest return possible when selling, we can help with that too. We will give you an analysis of your options and our estimates on how much you might make on each one, as well as the pros and cons.
