The Right Time to Sell May be Now!

Believe it or not, there may be a seller’s opportunity to successfully sell shortly. This may seem counter intuitive in our current buyer’s market, but hang with me here, I may not be totally delusional, though the Slog Days of August are upon us. What are the Slog Days of August? Phoenix in the 110’s, where day after day we trudge forward looking to September, then October, and before you know it we’re carving a Thanksgiving bird😊.

But why would this be a good time to sell? Sales are slow as molasses. Mortgage rates remain high, and market time is increasing. And it’s August for crying out loud.

I can’t argue with any of that, but we know that there comes a point in time where markets change. I’m not seeing a huge overnight change right now, but perhaps a window of opportunity in a seller side trend beginning.

**Consider:**

**Mortgage Rates** Remain High. But, they’re currently trending down near 6.5%. This may get more buyers off the sidelines. Further, the possibility of rates heading closer to 6% may happen sooner than later, which is the rate I see as the first great buyer wave to come.

**Inventory of homes** for sale are dropping. Yes, it’s because many frustrated sellers are throwing in the towel and taking the home off the market, and in many cases putting them on the rental market. Listings for sale peaked at the end of April when there were 24,400 homes on the market. Today there are 21,250 homes available – a 13% drop. Less homes mean less competition for sellers.

**The Cromford Market Index** (a short term forecast of market direction) bottomed out at the end of June at 72 and is slowly rising to near 75 today. Now that may not seem like a lot but it’s a trend.

It takes time to prepare getting a home on the sales market. Perhaps your target date to go on the market could be mid-September. This could give you two months of marketing opportunity to find that buyer before the holidays.
