We’ve been watching the S&P/Case-Shiller® Home Price Index® for Phoenix rising consistently the past 6 months. It has increased up the ladder almost every month. We’ve it hit number one on the national list in the latest reported sales quarter (July through September) and the 20 focus cities fared as follows on a month to month basis:

Las Vegas +0.64%
Tampa +0.58%
Cleveland +0.29%
New York +0.23%
Atlanta +0.22%
Charlotte +0.20%
Miami +0.20%
Detroit +0.11%
San Francisco +0.02%
Boston -0.01%
Dallas -0.01%
Chicago -0.06%
Portland -0.06%
Minneapolis -0.07%
Denver -0.13%
Los Angeles -0.16%
Washington -0.23%
San Diego -0.35%
Seattle -1.34%
Phoenix has jumped from the number 5 spot to the top. We see half of the focus cities with negative changes, but the national average was +0.08%. Phoenix was almost ten times the national average and is definitely an over-performer again. Seattle took another large hit for a single month while Las Vegas is no longer out in front in a league of its own. San Diego, Los Angeles, and Portland also took a negative price hit/ San Francisco eeked out a .02% gain, a far cry from their previous height.

Gilbert (#6), Chandler (#12), Scottsdale (#15), Peoria (#22), Tempe (#35), Mesa (#40), Glendale (#47) took high rankings.
Our larger cities did not fare as well. Phoenix and Tucson, with a much larger population than other Valley cities, wasn’t as safe, according to WalletHub, which ranked Phoenix at No. 120, while Tucson ranked near the bottom of the list at No. 157. See the full ranking here.
