When it comes to the rates of appreciation for our towns and cities, the Cromford Report periodically publishes a terrific chart for our top 50 cities and towns, which we’ve included below.
If you’re an investor type looking for a great rate of return, you may want to consider the outskirts of the Valley for high annual returns. That’s where the huge appreciation numbers are currently. We will as always caution our clients and friends that the cities which blossomed this past year, may wilt on you this year or next.
All of the top 6 locations are on the fringes of the valley and among the top 10, only Youngtown could be classified as a more central location.
In the West Valley, Youngtown, El Mirage and Sun City have been the top price gainers, while in the Southeast, Apache Junction, Queen Creek and Mesa are tops. In the Northeast, Fountain Hills and Cave Creek are the leaders, both at the edge of our local metropolis.
Phoenix itself has been only a modest performer, ranked at 27 out of 42 with an appreciation rate of 6.7%.
